The Optimise Home service is a cost-effective way to get expert advice for your home renovation or extension project.
With great design and the right advice, it is possible to improve our surroundings. There is an array of solutions to suit most budgets.
Optimise Home is a unique and affordable service aimed at small scale renovation and extension projects. We will advise on the best layout for your space and recommend suppliers and tradespeople. And if you are planning to extend, we can also recommend contractors and advise on planning issues.
Optimise Design is a member of the Royal Institute of Architects in Ireland (RIAI) and the Royal Institute of British Architects (RIBA). We are also registered with the Architects Registration Board in the UK (ARB).
One of our architects will call out to your home to carry out a survey and take some photographs. During the visit we will discuss the areas of your home that you would like to change, talk about your “wish list” and discover how you would like to live in your home.
We will then return to the office and compile your report, which consists of:
On completion of the report, which usually takes 3-4 weeks, we will meet you again in our offices to go through our proposals and recommendations personally.
If you have any questions, we will be happy to go through them with you on the day.
The package provides you with all of the information necessary to take the project forward yourself.

A: We allow one hour for the call out. During this hour we will discuss your requirements with you while looking at the areas you want to focus on. We can then take a dimensional survey of those areas.
A: The full fee is payable on the day by cash or cheque or prior to the call-out by bank transfer.
A: This is a dimensional survey where we measure the floor area of the house you wish to focus on and take some photographs for reference.
A: We can only use computer or CAD Files and even then we would have to spot check measurements. Paper drawings would have to be transferred onto the computer and therefore it’s easier and more accurate to do the survey ourselves.
A: Usually we provide two-three options. These are based on the information you give us on the day of the call out.
A: You will get your Optimise Home report within 3-4 weeks after the call-out. We will contact you to arrange a suitable time for the presentation in our office at 34 Fitzwilliam Street Upper, Dublin 2.
A: We will give you a layout design for your new kitchen, this will indicate locations of appliances and kitchen style. We can recommend kitchen suppliers that would be happy to meet with you to discuss your kitchen design in more detail.
A: The drawings you will receive are not construction drawings/ But they are suitable for initial discussions with a builder. If you require further architectural services please check out our Optimise Design website.
A: Many clients find that they like pieces or ideas in the different design options. If it is a small amendment we would be happy to email you a revised drawing. Any additional design work however would incur a fee. We encourage our clients to take some time to review all of the proposals before making up their mind.
A: The Optimise Home service is a one-off package intended to give you the tools you would need to take the project on yourself. It includes one call-out visit and a further meeting in our offices to hand over the report. Any further follow-up or design work would be subject to additional fees.
A: The 3D drawings included in your package are suggestive of materials but no specification is provided. Optimise Design provide a turnkey interior design service, please give us a call if you wish to discuss this service further.
A: Optimise Home service does not specify insulation for your project. However, we can advise and point you in the direction of recommended companies.
A: Depending on the scope of works you are looking to undertake, it can be useful/essential to employ a structural engineer. In our handover meeting, we can advise you on this and recommend a suitable engineer.
A: We have a number of builders that we can recommend. Please ask at the handover meeting if you would like us to put you in touch with the most appropriate builder for your job.
A: The Optimise Home package includes our recommended look-and-feel, we can also recommend suppliers that we use on a regular basis who will help you achieve this.
A: The handover meeting typically takes one hour. We meet you in our office and present you with your designs. We will fully explain the layout options and answer any questions that you may have.
A: Yes, you will receive printed CAD drawings of all options. We will also provide you with a USB key including your drawings in PDF format, 3D model presentation and our look-and-feel guide containing helpful tips and tricks.
A: The drawings you receive are based on the brief you give us on the day
of the call-out. We will prepare up to three options. If you would like a further option having seen our proposals there would be an extra charge for this design work.
A: No, an application for planning permission requires a particular set of drawings and documents in accordance with your local council. Optimise Design can provide this service for you at an additional cost.
A: If you wish to take the project further but need a helping hand, please give us a call and we can speak to you about our architectural services. We can draft up a fee proposal to suit your specific requirements.
A: We send a briefing document for you to jot down any questions before our visit to make sure we address all of the points that you wish to go through. If you have any magazine clippings, photos or points of inspiration, these are very useful for us to see.
If you have any drawings of your home, it would be ideal to have these to-hand on the day of the visit as they can provide a very good form of reference. We will also carry out a brief survey ourselves.
A: We require 48 hours notice for cancellations otherwise full payment will be required.
A: Outside of the Greater Dublin Area there is an additional charge to cover out of office and travel expenses. A quote can be provided on request.
Denise holds a degree in architecture from Richview School of Architecture in UCD. After graduating in Dublin she moved to London. In 2005 she returned to Dublin and set up Optimise Design.
Denise is passionate about how a well designed home can have an extraordinarily positive affect on our lives. But she understood that many people planning a home renovation or extension project didn’t have the budget to engage an architect.
So in an attempt to make architects services avalible to everyone. Optimise Home was born.
Denise is an architecture and interiors columnist for the Irish Times and a contributor for HOUZZ. She is also a regular contributor to various other publications and also gives lectures on a range of topics. She was a presenter for the first series of the RTE TV show ‘The Design Doctors’ and is the creator and name behind the successful paint collection for Dulux called Signature Collection.
Karina joined Optimise Design in 2013 following her work as Design Project Manager on RTE’s Design Doctors. Prior to this she ran an architectural and interior design consultancy based in Galway focusing on private residence and small commercial projects. She designed and oversaw the construction of Galway city’s first passive certified house and was a finalist in the 2012 Green Awards. She has worked on residential projects with Dermot Bannon Architects, Dublin and Heffernan architects, Galway. She has also worked as a stylist for some of Ireland and the Uk’s well known interior design magazines.
As our Design Manager Karina runs our Optimise Home service as well as working as Design Lead on our architectural and interior design projects. Her dynamic approach to designing spaces for clients needs creates an enthusiasm for each project which is evident throughout the process.
Aoife is from Waterford and graduated with a B.Arch in Architecture from Waterford Institute of Technology in 2014. Before joining Optimise Design in early 2016 Aoife worked in Waterford Council as a graduate architect in their Economic Development team.
Aoife is one of our main designers involved in the Optimise Home service as well as our architectural assistant on the Design Team. Aoife’s ability to clearly comprehend a clients brief allows her to incorporate her excellent design, presentation and communication skills to produce drawings and 3D visualisations for each project. Aoife is in charge of the Optimise Home schedule and is there to help you understand the process of the service and make your booking.
Sheila is from Dublin and joined our team in August 2016 as Office Manager. Sheila is a Certified Accounting Technician with a strong background working in Accounts. Before that Sheila worked for Cronin & Company Accountants & Auditors as Office Manager and Credit Controller. Sheila ensures the smooth running of our office, she is very organised and efficient.
