Planning Permission Pack

Once you have completed our Optimise Home Design service, we can offer a range of additional architectural services including Planning Permission Packs.

A Planning Pack is a detailed set of drawings which contain existing and proposed site plans, floor plans, elevations, sections and elevations of your immediate neighbour’s houses to show context to the planners. This pack is what you submit to your local authority to apply for planning permission.

€4,500 plus VAT

What the planning pack includes:

  • Finalising layout drawings and sign-off from the client.
  • Compilation of all drawings & documentation.
  • Preparation of the planning application form & supporting documents.
  • Preparation of newspaper notice & site notice.
  • Management of application once lodged with the relevant local authority and monitoring of progress.

Tender Pack

Once you have completed our Optimise Home Design service, we can offer a range of additional architectural services including Tender Packs.

A Tender Pack is a very detailed set of drawings and documents which specify every aspect of the design. The pack will include everything from demolition plans showing what is to be removed. Wall & roof build-ups including insulation specification. Mechanical and electrical layouts etc. This pack is what the builders will use to give you a precise quote for your project.

What the tender pack includes:

  • Finalising layout drawings and sign-off from the client.
  • Compilation of all drawings & documentation.
  • Finishes schedule.
  • Lighting and electrical layouts.

Interiors Consultation

Once you have completed our Optimise Home Design service, we can offer a range of additional architectural services including an Interior Design Consultation.

Our award-winning interior design team are on-hand to advise on the perfect interior finishes to suit your home. We are offering a one-hour consultation in your home with on the spot advice on the particular areas that you would like to focus on. We will send you a briefing document which you can fill in ahead of the meeting to make the most of your time with us.

What is included in the one-hour consultation?

  • Review of client brief.
  • Suggestions of furniture & lighting layout.
  • Presenting of finishes such as flooring & tiles, kitchen and countertop.
  • Suggested paint colours.
  • Suggested fabric’s for upholstery/window furnishings.

Fixtures and Fittings

The Fixtures and Fittings Pack will provide you with assistance in selecting all of the fixed elements for your project. We will help you choose items such as the kitchen, windows, internal joinery, sanitaryware, tiles and floor finishes. We will also provide you with a guide sheet for all client supply items so you can keep track of your budget costings.

  • Assistance with selection of colour and style of external windows and doors

What’s Involved

How long does the call out take?

We allow one hour for the call out. During this hour we will discuss your requirements with you while looking at the areas you want to focus on. We can then take a dimensional survey of those areas.

What does the survey involve?

This is a dimensional survey where we measure the floor area of the house you wish to focus on and take some photographs for reference.

Is there any follow up?

The Optimise Home service is a one-off package intended to give you the tools you would need to take the project for ward yourself. It includes one call-out visit and a further meeting in our offices to hand over the report. Any further follow-up or design work would be subject to additional fees.

Do I need to prepare anything before the call-out?

We send a briefing document for you to jot down any questions before our visit to make sure we address all of the points that you wish to go through. If you have any magazine clippings, photos or points of inspiration, these are very useful for us to see.

If you have any drawings of your home, it would be ideal to have these to-hand on the day of the visit as they can provide a very good form of reference. We will also carry out a brief survey ourselves.

Do you have a cancellation policy?

We require 48 hours notice for cancellations otherwise full payment will be required.

Advice and Recommendations

Will I get interior design advice?

The 3D drawings included in your package are suggestive of materials but no specification is provided. As part of our Optimise Home Plus packages, we offer a 1-hour Interior Design Consultation. Speak to our Team for more details or to book an appointment.

Do you give advice on insulation?

Optimise Home service does not specify insulation for your project. However, we can advise and point you in the direction of recommended companies.

Do you recommend suppliers?

The Optimise Home package includes our recommended look-and-feel, we can also recommend suppliers that we use on a regular basis who will help you achieve this.

Do you recommend builders?

We have a number of builders that we can recommend. Please ask at the handover meeting if you would like us to put you in touch with the most appropriate builder for your job.

Additional Costs

When do I need to pay?

The full fee is payable on the day by cash or cheque or prior to the call-out by bank transfer.

Are there any additional costs?

Outside of the Greater Dublin Area there is an additional charge to cover out of office and travel expenses. A quote can be provided on request.

Documents and Drawings

If I have drawings can you use them?

We can only use computer or CAD Files and even then we would have to spot check measurements. Paper drawings would have to be transferred onto the computer and therefore it’s easier and more accurate to do the survey ourselves.

How many options will we get?

Usually we provide two-three options. These are based on the information you give us on the day of the call out.

How long does it take to return the finished Optimise Home report?

You will get your Optimise Home report within 3-4 weeks after the call-out. We will contact you to arrange a suitable time for the presentation in our office at 34 Fitzwilliam Street Upper, Dublin 2.

Will I get a kitchen design?

We will give you a layout design for your new kitchen, this will indicate locations of appliances and kitchen style. We can recommend kitchen suppliers that would be happy to meet with you to discuss your kitchen design in more detail.

Can I build from the plans given in the Optimise Home report?

The drawings you will receive are not construction drawings/ But they are suitable for initial discussions with a builder. As part of our Optimise Home Plus packages, we can provide you with a full Tender Set of drawings. These are a detailed set of drawings and specifications that will allow your builder to quote accurately for your project. Chat with our team to find out more about this package.

What if I like a bit of each option?

Many clients find that they like pieces or ideas in the different design options. If it is a small amendment we would be happy to email you a revised drawing. Any additional design work however would incur a fee. We encourage our clients to take some time to review all of the proposals before making up their mind.

Will I need a structural engineer?

Depending on the scope of works you are looking to undertake, it can be useful/essential to employ a structural engineer. In our handover meeting, we can advise you on this and recommend a suitable engineer.

How long does the handover take?

The handover meeting typically takes one hour. We meet you in our office and present you with your designs. We will fully explain the layout options and answer any questions that you may have.

Will I get drawings to take away?

Yes, you will receive printed CAD drawings of all options. We will also provide you with a USB key including your drawings in PDF format, 3D model presentation and our look-and-feel guide containing helpful tips and tricks.

Can I ask for changes to the drawings?

The drawings you receive are based on the brief you give us on the day
of the call-out. We will prepare up to three options. If you would like a further option having seen our proposals there would be an extra charge for this design work.

Can I use the drawings to form part of a planning application?

No, an application for planning permission requires a particular set of drawings and documents in accordance with your local council. As part of our Optimise Home Plus packages, we can provide this service for you at an additional cost. Speak to our team for more details.

What if I would like to go ahead with the project?

If you wish to take the project further but need a helping hand, please give us a call and we can speak to you about our architectural services. We can draft up a fee proposal to suit your specific requirements.
